On March 16th, 2020, California Governor Gavin Newsome issued an executive order that authorizes local governments to put evictions on pause because of the COVID-19 pandemic. The order was issued to protect tenants who are unable to cover their rent due to lack of hours or getting laid off as a result of the outbreak.

It is very important to understand that this executive order’s main goal is to defer due rent, not waive it. The order does not restrict the landlord’s ability to recover rent after a reasonable period.
The order, as of now, will be in effect until May 31st, 2020 and also extends an existing anti-price gouging law that states property owners cannot evict a tenant, then charge a new tenant a rent amount higher than what he could have legally charged the previous tenant.
